New builds, Exeter by Hilton Barnfield Architects – a pair of contemporary new homes in the city centre. The construction of a new stand-alone apartment building breathes new life in to this busy corner of Exeter. Along with the new building the project also included the complete refurbishment of the Georgian townhouse.

Designing these new builds in Exeter the Architects responded to the privacy and overlooking constraints of this difficult site. Private outdoor space was sculpted for both new apartments, discrete from neighbouring properties. The new homes have excellent daylighting and benefit from exceptional technical performance. High levels of insulation and airtightness and an MVHR natural ventilation system feature in both dwellings.

The new building replaces a previous extension to the house and offers a significant improvement to the streetscape. The building design responds to the proprtions and roofscape of the adjacent townhouse and creates two one bedroom apartments on a difficult brownfield site.

The refurbishment project creates a home that is suitable for modern living over three storeys. The design carefully respects the spatial proportions and layout of the main house. Original Georgian features were restored. Bespoke replacement timber sash windowsframe expansive views across the city and a complete facade treatment restores the elegance of the original Georgian house.

Hilton Barnfield co-ordinated and responded to detailed input from the Local Planning Authority and Historic England. The project team also helped to co-ordinate party wall matters and various technical and utilities stakeholders in creating this site of urban renewal.
